On the ‘Two Moors Way’ This Devonshire Long House (reputed to be build late 16th Century) has been lovingly refurbished to provide comfortable accommodation with the owner occupying the cottage next door. A warm welcome awaits but privacy is assured.

Joyce's Cottage nestles within the beautiful Yeo Valley on the southern border of Exmoor, just outside the quaint village of Yeo Mill it encompasses its own meandering section of the River Yeo which is a tributary to the River Creedy. This 16th Century cottage is on the Two Moors Way between the ‘Knowstone to Tarr Steps’ leg of the walk which links Ivybridge (South Coast) to Lynmouth (North Coast). The market town of South Molton is nine miles away, where two markets are held in the historic pannier market each week, there is a supermarket, independent shops and numerous cafes and pubs to choose from as well as the remarkable ‘Quincey’s Honey Farm’. North Devon's stunning coastline is within easy reach with wonderful sandy beaches at Saunton, Croyde, Woolacombe, Ilfracombe and Westward Ho!

You are welcomed into the accommodation through the front door where you will be greeted by the lounge enjoying comfy sofa and armchairs, Sky Q, DVD and WiFi (supported by Fibre Optic BroadBand). Dominating the lounge is a cosy woodburner (first basket of logs included) perfect for those cooler evenings. The well-equipped kitchen is located to the left and has an induction hob, oven, combination microwave, fridge, dishwasher and large oak six seat dining table. Through the kitchen there is a utility room with washing machine and sink a perfect space for managing muddy boots and wet dogs. Here to (for your convenience) is a small freezer . A staircase leads up to two good size bedrooms, one double and one dual aspect twin room. There is also a delightful shower room on this floor with a large power shower and WC. Venturing outside you will find a patio area and BBQ with seating that overlooks the enclosed (dog secure) garden, a perfect spot to enjoy your morning coffee. At the bottom of the garden is the Car park, this off road parking can easily accommodate two cars or a motor home, about 100yds from there is the River Yeo that is defended by a fence and lockable sheep gate.

Dogs are charged at £20 each per full or part week.

Really lovely cottage, spotlessly clean & well-equipped & in a super countryside location. We had a great time, kids loved it too & our doggy was more than happy with the paddock & river to play in. Unintrusive owners but very friendly & more than happy to help with anything. We had a fantastic time; it was our first holiday with our rescue dog and the massive paddock with access to a river was a dream. The cottage is clean, well equipped, log burner is a special bonus and the welcome gift of cream tea was absolutely delicious. The cottage was beautiful. Personal additional touches that made it feel extra special. The welcome gifts & essential extras that you would forget to bring- all included- made it even greater. We had an amazing holiday secluded and sheltered from the fast past working life we were on holiday to escape. The only downside (which was our fault for notRead more researching enough before booking) was how remote a location it is in. Really enjoyed our stay here. My boys and the dog loved being able to get into the field to muck about by the river. The cottage itself is great, being recently refurbished. Bear in mind it's 9 miles to South Molton to get to the small Sainsbury's and there's no shop near by to pop and buy milk, for example. Excellent if you want to use it as a basRead moree for exploring Exmoor (especially on foot). Highly recommend Tarr Steps which is only a couple of miles away, superb cream teas at the pub there.
