Ideally situated on the edge of the delightful Exmoor village of Roadwater and within walking distance to a post office/shop and a pub. Located in Exmoor National Park providing easy access to a vast choice of walks, cycle routes, fishing and birdwatching. Head to the coast and visit Watchet with its pretty harbour, or the coastal town of Minehead with its sandy beach. Step back in time and aboard a steam train; conveniently located two miles away in Washford village is the West Somerset Railway that takes you through the beautiful Somerset countryside. Further along the coast are the attractive villages of Porlock, Lynmouth and Lynton and Dunster, with its National Trust castle towering above it.

This characterful barn conversion has been lovingly refurbished and makes a perfect escape which has been even been featured on Escape to the Country. You are welcomed into the delightful accommodation through the front door where you will be greeted by the perfectly equipped kitchen/diner which has an electric oven and hob, microwave, fridge, counter freezer, dishwasher, Nespresso coffee machine and washer/dryer, it is a great space for cooking lazy breakfasts or trying out new recipes. Completing the downstairs accommodation is a super-king-size bedroom with an en-suite bathroom with roll-top bath, separate shower and WC, complete with bathrobes and slippers. Heading upstairs from the kitchen/diner is the lounge which has been built into the eaves of the property and boasts an apex ceiling and exposed beams. Settle in for a snug evening with a bottle of wine and a film on the Smart TV, or relax with your favourite book and let Alexa play your favourite soundtracks.

Outside, there is a small private seating area overlooking the garden, great for enjoying your morning coffee or a glass of wine under Exmoor’s star-filled skies. There is also a shared sloping lawned garden for guests to enjoy approached via steep steps, at the top of the garden there is a Pergola to sit and relax. There is also parking for one car available.

Jeff welcomed us when we arrived at Grooms Lodge, Glasses Farm, he kindly showed us how everything worked, so a huge thankyou to him, he was always on hand in case we needed anything or had any questions. Which we didnt as he explained how everything worked so well, There was also a lovely basket of goodies, milk and orange juice in the fridge, thRead moreere were so many lovely little touches, Jeff and Diane had thought of everything. The cottage was very clean and extremely comfy, especially the bed which was very welcome after walking all day. A great deal of thought and attention has gone into making sure visitors enjoy their stay. I would love to go back, as there was a lot of places we didnt have time to visit, a week is not long enough. Hide

A beautiful cottage at the higher end of the Roadwater valley. There is everything you need and all fittings are to a high standard. We very much appreciated the welcome basket of local produce. Jeff and Diana are excellent hosts and responsive to any requests.

We received a very warm welcome from Jeff who took time to show us round this lovely homely cottage. It is very well equipped and the generous welcome basket was a very nice touch. Its location is very peaceful and excellent base for exploring Somerset.

Grooms lodge is in a very peaceful rural location with good walks from the door. Geoff and Diana are really attentive hosts and the cottage is immaculately presented. The welcome pack of assorted food items was the best we have ever had including bread, butter, milk, cereals etc. Roadwater has 2 excellent pubs and a well stocked village shop. The WRead moreest Somerset steam railway is a real attraction as is the village of Dunster. The coastal walk gives stunning views. Hide

Grooms Lodge is a lovely cottage and for us the best self catering accommodation we have stayed in. We literally couldnt fault it as the owners have thought of everything to make the holiday enjoyable and a home from home. The little extras and welcome basket were much appreciated. Beautiful cottage. Very nice couple who own it, they were very welcoming. Gave a great set of easy to follow instructions about location. Excellent cleanliness and a lovely welcome hamper. You would need your own transport due to the quiet location. However, I would definitely recommend this cottage.

The cottage is well appointed and the owners leave you a welcome pack which - much appreciated. They themselves are very personable and friendly. The kitchen is fully equipped and comes with a Dolce Vita coffee pod machine with some pods supplied. There is only one thing I would note and is that the bed is very soft. If you like a soft bed then thiRead mores will work for you, however if you like a hard mattress - which I do - then bear this in mind. Overall a very nice cottage. Hide
