Located on the edge of the pretty Exmoor village of Roadwater and within walking distance to a post office/shop and a pub. Head to the coast and visit Watchet with its pretty harbour, or the coastal town of Minehead with its sandy beach. Enjoy walks directly from the property through the awe-inspiring landscape of Exmoor National Park. Step back in time and aboard a steam train; conveniently located two miles away in Washford village is the West Somerset Railway that takes you through the beautiful Somerset countryside. Further along the coast are the attractive villages of Porlock, Lynmouth and Lynton and Dunster, with its National Trust castle towering above it.

This characterful barn conversion has been lovingly refurbished and makes a perfect escape and has even been featured on the popular television programme Escape to the Country. You are welcomed into the delightful accommodation through the front door where you will be greeted by the kitchen/diner. The perfectly equipped kitchen/diner has an electric oven and hob, microwave, fridge, counter freezer, Nespresso coffee machine and washer/dryer, it is a great space for cooking lazy breakfasts or trying out new recipes. Completing the downstairs accommodation is a cosy king-size bedroom with an en-suite shower room with shower and WC, complete with bathrobes and slippers. Heading upstairs from the kitchen/diner is the lounge which has been built into the eaves of the property and boasts exposed beams. Settle in for a snug evening with a bottle of wine and a film on the Smart TV, or relax with your favourite book and let Alexa play your favourite soundtracks.

Outside, there is a small private seating area overlooking the garden, great for enjoying your morning coffee or a glass of wine under Exmoor’s star-filled skies. There is also a shared sloping lawned garden for guests to enjoy approached via steep steps, at the top of the garden there is a Pergola with seating, which can be enjoyed. There is also parking for one car available.

We had a really enjoyable stay at the cottage which was everything we could have wished for. The welcome pack was immense,never received one like that before in all the cottages we have stayed in. Geoff and Diane the hosts were very friendly and had lots of helpful suggestions for places to visit and eat out.

Heaven with a thatched roof. I cannot recommend Stables and Grooms cottage enough. Extremely comfortable, lots of atmosphere, in beautiful gardens. Cupboards well stocked and the welcoming basket was extremely generous. We loved it so much we extended our stay. Don't hesitate book now, Jeff and Diana will make you feel extremely welcome

Well equipped spacious cottage in a good location with the village pub a short walk away. There is a nice peaceful outside space. We found that it was not far to travel to all the places we planned to go to.

Stable Cottage was beautifully located on Glasses Farm . The first thing you see on entering is a basket of local goodies plus the makings of a cream tea. The owner came to greet us and explained everything we needed to know. The cottage is extremely comfortable and there is a garden and patio where you can sit and enjoy the peace and tranquillity.Read more there is an excellent pub in the village which is within walking distance and a very well stocked community shop and cafe. We found the cottage very comfortable and ideally situated to reach all the places on our wish list. The peace and quiet was wonderful. All we could hear were the birds and insects singing and buzzing away. Happy memories of our stay there.

The cottage had everything we wanted.Towels and bedding was a plus and the welcome basket was brilliant. For a relaxing break,this could be worth a visit.

Stable Cottage was a brilliant find. We loved our walks along to Minehead which took about an hour each way and on the only day it rained we walked to Blue Anchor. The welcome pack was a lovely surprise with milk, fresh butter and orange juice waiting in fridge. The cottage had everything you would want. Well worth a visit.

At a first look everything seems fine, but a closer look finds out that the property needs a proper cleaning when people go and the next will come. The toiletseat needs to be replaced. It's a lot of money for hiring this property

We had a very relaxing break in this lovely cottage. The welcome pack was exceptional and full of local treats. Nature is on the doorstep with Exmoor, the Quantocks and the coast all within easy reach by car. There is a pub within half a mile which serves good quality and good value food. A lovely week away.

Pretty bijou cottage exceptionally well equipped. Although kitchen and bedroom are on the small side this is more than made up by the spacious and comfortable lounge and restful and spacious garden. A lovely place to unwind and ideal base for exploring Exmoor and the delightful coastal villages.
