This central location in the heart of Exmoor offers big family groups the chance to enjoy fantastic walks directly from the front door. The property benefits from a large garden, ample parking and is just a stone’s throw from the village inn and restaurant.

This spacious former gentleman's residence has been made into a comfortable holiday home and is situated in one of the most beautiful areas of Somerset, right in the heart of Exmoor National Park, and within a designated Dark Sky Reserve. This central location in the heart of Exmoor offers guests the chance to enjoy miles of fantastic walks directly from the property’s front door. For a day out, the seaside town of Minehead is 12 miles and the beautiful harbours of Porlock (7 miles) and Lynmouth (14 miles) are close by, as well as the sandy beaches of Woolacombe (27 miles) and Putsborough (30 miles) a little further afield. Visit National Trust properties at Dunster (11 miles), Arlington Court (17 miles) and Knightshayes Court (23 miles), or head to Minehead, Somerwest World Butlins (13 miles), West Somerset Steam Railway (14 miles) and the nearby town of Dulverton (10 miles).

Entering the property through the large impressive front door, you’ll find an entrance hall ideal for kicking off your walking boots. To your left is a large, light lounge with double aspect windows and a wood burner. It also benefits from an original blockwork parquet floor, comfy sofas and Smart TV.  Heading back into the hallway, straight ahead is the 'adult play room' with 6 seater dining table, chess table, drinks trolley etc which is the perfect place for adults to escape!
Off of the main hallway a handy downstairs WC can be found. Heading down the corridor, discover a large dining room with a games room area offering table football and a selection of games and books. This space offers flexible dining and seating space that comfortably accommodates everyone. The separate well-equipped kitchen contains two domestic cookers, four hobs, two fridges, one freezer, two microwaves, a dishwasher and everything you need to cater for a large group. There is also a handy 'drying room' on the ground floor which contains a washing machine and tumble drier.

Head upstairs to the sleeping accommodation, where there are four bedrooms. Firstly, a double room with Smart TV and en-suite shower with a shower and WC. A second double room with bunk bed, a Smart TV and en-suite shower room with shower and WC. The third double room with bunk bed, a Smart TV and an en-suite shower room with a shower and WC. Lastly, the fourth room is a spacious double room with an additional single bed and further smaller bunk bed with Smart TV as well as its own en-suite shower room with a shower and WC.

Step outside and to the left of the property is a lovely large lawn space with playhouse that children will love. The outdoor garden furniture and picnic tables allow for al fresco eating and a charcoal BBQ makes mealtimes a breeze. At the end of the garden is beautiful spot which lowers into the river, offering the perfect spot to paddle (children and animals must be supervised at all times.)

There is a large car parking area to the front of the property with external CCTV installed.

Really lovely property in a lovely area. We were staying as a special family getaway for a 60th birthday with 14 of us. Our group was welcomed by one of the managers who was really helpful and kindly left a cream tea in the fridge for us all to enjoy. The photos do not do this house justice, and the garden...WOW! We used this house for a large family gathering, upstairs felt like a stunning hotel that we could retreat to when needed and with a bathroom attached to every bedroom we could all get ready for dinner with no rushing. Downstairs (equally stunning) was where we socialised, and there is Read moreplenty of room to do that with log fires in the living room or games around the dinner table. The house and grounds were absolutely perfect for our family gathering of 9 adults, 5 children and 1 dog. The children, young and old, loved the river making full use of it for paddling and jumping in and out! The house was spotless when we arrived. My husband particularly enjoyed the proximity of the pub!

Exemead is a lovely house in a great setting of beautiful countryside and a very welcoming village with great amenities. We really enjoyed our stay. It is a clean, spacious house with a well equipped kitchen and lovely gardens - the cream tea was a wonderful welcome. A great base for walking and the drying room and large dry porch are a real bonus.

A beautiful house in a beautiful setting! Plenty of room for the 6 of us and comfortable. I understand that things are still being done after its former life as a hostel, but once finished it will be amazing. The kitchen is huge with 2 sinks,cookers, fridges, although a bit tired but I am sure that is probably in future plans. Let down by the cleanRead moreing. This property was perfect for 11 of us to get together for my Dads 75th Birthday. The garden is fabulous and the river was a real highlight for the children to enjoy paddling with their beach shoes on.
